Ventnor Property Services provide a management service for residential buildings. Whether owned by the residents with share of freehold, self managed under the right to manage scheme, or to freehold companies looking for a reliable local company to manage their property portfolio, the quality of service, attention to detail and competitive prices are what makes us stand out from the crowd.
Many buildings in the Brighton and Hove area were split into flats in the early seventies and leaseholders of these flats are gradually exercising their right to manage and buying their own freeholds. Where the freehold is owned by a remote freehold company it is often the case that the managing agents they employ are also remote from the property and in some cases a division of the same company. This leads to mistrust of the freeholders and their managing agents, and while there are some very good professional freehold companies, many are quick to charge and slow to maintain their properties, angering the residents who’s money is paying for the poor service.
Ventnor Property Services are building contractors with experience in maintaining all aspects of these types of properties. This makes us ideal when it comes to the management as our practical experience means we can get to the bottom of problems very quickly without the need for costly and time consuming surveys and reports. We are a local company set up to manage and repair local property. We have a no nonsense, hands on approach to problem solving, and can out perform many of the local managing agents who do not have our building background and are reliant on surveys, inspections and reports before they can actually do anything. All of that inefficiency is being paid for by the leaseholders in various fees and charges which come in over and above the annual management fee.
Our rates for property management are variable depending on the complexity of the building, the number of residents that we would have to deal with and the general condition of the building but typically we would charge from £160.00/flat plus VAT per year for our services.
